Part 1 · 從看到房子到約看房

先約時間，到現場再確認格局和家具

租屋網站上刊登出來的那一則租屋資訊叫 listing。這個字指的是被登出來的那一則廣告，所以可以說 I found the listing on a rental website last night.，但不能用它指房子本身。

看到喜歡的房子之後要約時間過去看，這件事美式英文叫 showing。tour 和 viewing 在美國也通用，三個字可以互換。約時間的時候你可以直接跟房東或房屋仲介說 Can I schedule a showing this Saturday afternoon?

到了現場第一個要確認的是格局。台灣人講的「套房」，指起居、睡覺、廚房在同一個空間，衛浴另外隔開，這種在美國叫 studio：It’s a small studio, so the kitchen is right next to the bed.

第二個要確認的是家具。furnished 是附家具的，unfurnished 是空屋。看房的時候可以問房東 Is the apartment furnished, or do I need to buy a bed?

Part 2 · 談租約和費用

簽名之前，把期限和費用問清楚

決定要租之後，跟你簽約的那個人是 landlord（房東），你的身分是 tenant（房客）。landlord 現在不分性別都能用，landlady 是比較舊的說法。tenant 會出現在合約條文和法規上，口語裡也照用：The tenant pays the rent on the fifth of every month.

那份合約本身叫 lease，也可以當動詞：The lease is for one year, starting September first.／I’m leasing a studio near campus.

簽約當下要付的押金，美式租屋叫 security deposit。只說 deposit 也聽得懂，但 deposit 在英文裡泛指各種訂金，房屋仲介口中的 holding deposit 是「先幫你保留這間房」的錢，跟押金是兩筆錢。security deposit 通常是一到兩個月租金：The security deposit is equal to two months’ rent. 退租時如果牆上有洞或地板損壞，修繕費從這筆錢裡扣，剩下的退還。

每個月的水電瓦斯和垃圾清運，英文用一個字包起來叫 utilities。租屋廣告上常寫 utilities included：Are utilities included, or do I pay them separately?

Part 3 · 住進去以後想提前走

轉租之前先問房東同不同意

租約還沒到期就想搬走，把房間轉給別人住，這個動作叫 sublet。名詞動詞同形：I want to sublet my room for the spring semester.

多數租約會寫明轉租要房東書面同意，所以動作之前先問房東 Does the lease allow me to sublet?

另外兩個實用說法：搬進去那天叫 move-in date，室友美式叫 roommate，英式是 flatmate。
